- 1. AREA BALANCE IS EVERYTHING: A₁ + A₂ + ... + A_roads = A_original. If areas don't add up, the plan fails — this is the #1 verification step on any subdivision problem.
- 2. DEDUCT ROADS/EASEMENTS FIRST: Never allocate individual lot areas without subtracting road reserves, utility easements, and dedications. Forgetting this costs 15–25% of the area and is a common exam trap.
- 3. THE MAGIC RECTANGLE FORMULA: For a rectangular lot divided parallel to one side, x = A₁ / w (where w is the width perpendicular to the dividing line). This formula appears in ~70% of board problems; memorize it cold.
- 4. PRS92/WGS84 IS MANDATORY: All modern cadastral surveys must use PRS92 datum and WGS84 ellipsoid. Using old Luzon/Mindanao datums is a failing grade; always verify and document datum conversion if working with legacy surveys.
- 5. SUBDIVISION = SPLIT (1→many); CONSOLIDATION = MERGE (many→1): These are opposite operations. Subdivision creates new titles and interior boundaries; consolidation removes interior boundaries and reduces titles to one. Confusing them is a critical error.
- 6. MONUMENTATION & CONTROL TIE-IN: A subdivision plan is incomplete without monumentation details (corner locations, monument type, coordinates, tie-in distances to established control points). LRA will not approve a plan without this.
- 7. TECHNICAL DESCRIPTIONS ARE MANDATORY: Each new lot must have a complete bearing-distance-area-adjacent-owners description. This must be on the title and match the plan exactly; discrepancies cause registration delays and rejections.
- 8. CONS-SUBD = CONSOLIDATE THEN SUBDIVIDE: Use a single combined plan; do NOT file separate consolidation and subdivision plans. File one Cons-Subd plan showing the merged boundary and final subdivided lots.
- 9. CLOSURE TOLERANCE: Cadastral surveys must close to ≤1:5000 fractional closure (or ≤0.05 m linear per 500 m). Always report closure on your plan; it demonstrates survey quality and LRA compliance.
- 10. VERIFY GEOMETRIC CLOSURE BEFORE COMPUTING AREAS: A parcel must close (∑distances and bearings form a closed loop) before areas are reliable. If closure is poor (>1:2000), re-check field measurements.

- TIP 1 — Show Your Work: On board exams, always write out the formula, show the substitution, and the final answer. 'Just the answer' earns zero partial credit. Even if your final number is wrong, correct steps may earn partial marks.
- TIP 2 — Area Balance Check (30 seconds, huge payoff): Before submitting ANY subdivision problem, add up all the new lot areas + road area. If they don't equal the parent lot area (within 0.01%), you've made an error. This 30-second check catches ~40% of mistakes.
